The following are actual home inspections performed in the Charlotte, Fort Mill, Waxhaw, Rock Hill and surrounding areas. The names and addresses have been changed to protect the privacy of clients, sellers, and agents. The rest of the report is unchanged.

STANDARD HOME INSPECTIONS

The Worst New Home Ever -- Inspected in 2016   (Latest report format using newer software.)
The house was new, built by a "custom builder". Many people would say, "why have an inspection on an as-is property?" This report will answer that question.

100 Year Old Home -- Inspected in 2010  (Latest report format using newer software.)
It sure was pretty on the inside!

75 Year Old Home -- Inspected in 2010  (Latest report format using newer software.)
House had been "re-wired" (apparently by Gomer) and had a "new foundation" according to the seller. After my inspection, the buyer went looking for another house.

Compare the cost of our home inspection to a hazardous furnace, defective windows, a broken attic truss that would require an engineer to design a repair, and a range hood that would never work.

PRE-DRYWALL INSPECTIONS

What's behind the wall of the home you are having built? You only get one chance to see if the builder did it right. Do you trust the county inspector trudging toward retirement, late for a Wal-mart errand, whose buddy is the builder, and who may be in the house for less than 15 minutes??? Hire an International Code Council certified and State licensed Building Official to do it right!  

When you're builder argues, "but it passed the code inspection", if necessary I'll be there as your consultant to cite the code section that the "code inspector" missed.
